Our neighborhood offers a comfortable, suburban feel with convenient access to major travel routes like I-70, I-270 and Route 15. Our community is also just minutes from downtown Frederick, giving residents easy access to local shops, restaurants, and entertainment.
The community is conveniently located within a 30-minute commute of several major employers, including Frederick Health, Ft. Detrick, and a variety of private-sector companies. Frederick is the 3rd Bio-Cluster in the US – home to nearly 80 bio-science companies.
Frederick sits within a 30-minute to an hour drive from so many beautiful, and some historic, natural landscapes and hiking spots. Catoctin Mountain Park and Gambrill State Park both offer beautiful trails and mountain views. A little closer to home, Caroll Creek Linear Park provides a picturesque setting for walking and community events right through historic downtown Frederick. Additionally, Monocacy National Battlefield combines open green space with rich history, ideal for both outdoor recreation and exploration. Historic Harpers Ferry is under 30 minutes from the community, offering another beautiful area to explore.

Application Process
Applicants are required to complete a rental application, provide a valid government-issued photo ID, and verification of income that meets the property’s qualifying standard of 3 times the monthly rent. Applicants must also pass a credit and background screening, including rental history verification. All occupants over 18 must apply individually.
Application processing typically takes 24 to 48 hours once all required documents have been submitted. Timelines may vary depending on how quickly third-party verifications (such as employment, credit, and rental history) are completed.
Applicants are subject to credit screening as part of the approval process. While there is no single fixed score in all cases, credit history is evaluated alongside income, rental history, and overall application strength. Applicants with limited or no credit history may still be considered with additional qualifications such as strong income verification, positive rental references, or a qualified guarantor/co-signer.
Yes. Applicants who do not fully meet the qualifying criteria may be considered with a co-signer or guarantor, subject to approval. The co-signer must typically meet higher income and credit standards and will be equally responsible for the lease obligations if approved.
Yes, we offer anywhere from 3 to 15 month lease terms.
Yes, applicants must make at least 3 times the monthly rent in gross monthly income.

Yes, our clubhouse offers high-speed internet, providing residents with a quiet and productive environment separate from their apartments.
We offer an Amazon Hub locker system for package delivery. Residents are notified when deliveries arrive and can retrieve them at their convenience, ensuring packages are kept safe and organized.
The pool is open daily from Memorial Day through Labor Day, from 12:00 pm – 8:00 pm. The clubhouse is open during regular business hours; Monday through Friday from 10:00 am – 6:00 pm and Saturdays from 10:00 am – 5:00 pm, and closed on Sundays.
Our fitness center features a variety of equipment to support your workout needs, including a stationary bike, three treadmills, two ellipticals, a lat pulldown/seated row machine, a multi-press machine, a leg extension/leg curl machine and a selection of free weights.
Parking & Transportation
We offer free on-site parking on a first come, first serve basis.
Ample parking is available throughout the community, including guest parking access.
Electric vehicle charging stations are not available on-site; however, a Wawa charging station is conveniently located just 0.2 miles from the community.
Convenient public transportation is available just 530 feet from the community. We have 2 MARC Train Stations nearby, one in downtown Frederick behind the local Target and the other is located at Point of Rocks.
Pets
The community features an on-site dog park for residents and their pets to enjoy, as well as many walking paths on-site and parks nearby.
We welcome up to two pets per apartment home.

Several pet-friendly parks are nearby, including Ballenger Creek Dog Park and Baker Park. Many shops in downtown Frederick are also pet friendly—Frederick is a very pet-welcoming community.
Our pet deposit is $400 for the 1st pet and an additional $200 for the 2nd pet. Our monthly pet rent is $50 for the 1st pet and an additional $25 for the 2nd pet.
Resident Support
Routine service requests are handled through scheduled maintenance and are completed in a timely manner during regular business hours. Emergency requests are prioritized and addressed as quickly as possible by our on-call maintenance team to ensure resident safety and minimize disruption.
Non-emergency maintenance requests are typically addressed within 24-48 hours, depending on the nature of the issue and current service demand.
Residents are notified of building maintenance and community updates through Rent Café, our online resident portal.
Rent, Payments & Fees
Residents are responsible for all utility services. Water, sewer, trash, and pest control are conveniently billed by the community and paid along with monthly rent. Residents are required to establish electric service with Potomac Edison and gas service with Washington Gas prior to move-in.
Residents can conveniently pay rent online through the Resident Portal anytime, anywhere.
Rent is due on the 1st of each month. A 5-day grace period is provided, and rent will be considered late beginning on the 6th of the month.

Policies & Procedures
Quiet hours for Frederick County and Frederick are from 10:00 PM to 7:00 AM. In addition, all residents are required to sign a Resident Pledge acknowledging their commitment to being respectful of their neighbors and helping maintain a peaceful community environment.
In an effort to promote clean air and safety for our residents, employees, and visitors, we are a fully smoke-free community! Smoking and/or vaping of any kind is not allowed anywhere on the property.
We take noise complaints and lease violations very seriously to help maintain a comfortable community for all residents. Management will promptly contact residents who are in violation to address the issue and make them aware of how their actions may be affecting their neighbors. Failure to correct the behavior may result in further action, including formal lease violations and possible notice to vacate.
Residents may request a transfer to either a larger or smaller apartment home based on availability. Prior to approval, management will conduct an inspection of the current apartment to ensure it has been properly maintained. Residents are also required to submit a new security deposit & a new pet deposit (if applicable) for the new apartment home, as the original deposit(s) remains tied to the current unit. In addition, all applicants must meet current income qualification requirements before the transfer can be approved.
If a resident chooses to terminate their lease early, a 60-day written notice to vacate is required. Residents will remain responsible for rent payments until either a new resident takes occupancy or the original lease term expires, whichever occurs first.
