Renter's Insurance

Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.

Standard Monthly Costs

  • Electricity: Varies - Paid Directly to Provider
  • Sewer: Varies - Billed by Conservice based on the number of persons residing in your apartment using a ratio occupancy formula
  • Water: Varies - Billed by Conservice based on the number of persons residing in your apartment using a ratio occupancy formula
  • Trash: Varies - Divided equally among units - Billed by Conservice
  • Pest Control: $2.00/month - Billed by Conservice
  • Common Area Electricity: Varies - Divided equally among number of units - Billed by Conservice
  • Common Area Gas: Varies - Divided equally among number of units - Billed by Conservice
  • Stormwater: Varies - Allocation based on the number of persons residing in your apartment using a ratio occupancy formula - Billed by Conservice
  • Valet Trash: $25.00/month per home (Required) - Paid to Community
  • Utility Billing Fee: $5.00/month (Required) - Paid to Conservice

  • Payment Processing Fee: ACH - Free
  • Payment Alternative Processing Fee: Varies - Using the resident portal: Debit Card. Charge is based on type of account - Paid to Provider
  • Flex: $14.99/month (Optional third-party service) - Paid to Flex
  • Carport Rent: $55.00/month - Paid to Community
  • Master Policy Insurance: $11.00/month if sufficient proof of insurance is not provided by the tenant - Paid to Community

One-Time Charges

  • Application Fee: $21.00/application (Required | Non-Refundable) - Paid to Community. Any occupant over 18 years old.
  • Holding Money: $200.00 (Required | Refundable) - Paid to Community. Charged upon application approval.
  • Security Deposit: $300.00 for 1-bedroom, $400.00 for 2-bedroom, or $500.00 for 3-bedroom (Required | Refundable) - Paid to Community
  • Additional Deposit: Varies (If Applicable | Refundable) - Paid to Community. Additional deposits shall not cause the total Security Deposit to exceed one (1) month's rent. Total fees and deposits due at application and move-in cannot exceed one month's rent, excluding pet deposits.
  • Utility New Account Fee: $10.00 (Required) - Paid to Conservice. Charged by Conservice upon first bill.
  • Utility Final Billing Fee: $5.00 (Required) - Paid to Conservice. Charged by Conservice upon move-out.

Situational Fees

  • Late Fee: $10.00 - Paid to Community. Charged on the 7th of each month if applicable.
  • NSF Fee: $35.00/occurrence - Paid to Community
  • Pet Deposit: $200.00 for 1 pet or $300.00 for 2 pets (If Applicable | Refundable) - Paid to Community. Charged only if tenant has a pet. Excludes approved ESAs.
  • Termination Fee: $3,000.00 (Required) - Paid to Community. Lease break fee required for move-out before lease expires. Due within 10 days of notice of early move-out.
  • Vacant Service Fee: $50.00/billing period - Paid to Community. Applies when resident has not set up Puget Sound Energy account.
  • Replacement Devices: $50.00/item - Paid to Community. Gate / Amenity Access Fob. Charged for replacement fob upon request or if not turned in upon move-out.
  • Transfer Fee: $200.00 - Paid to Community. Only charged upon transfer when a resident transfers during lease term.
  • Legal Fees: Varies - Paid to Community. Legal fees charged for eviction and legal processes when a legal judgement is entered.
  • Clubhouse Rental - Deposit: $100.00 (Refundable) - Paid to Community. Refunded back to the tenant unless damage/cleaning fees need to be applied after the event.
  • Clubhouse Rental - Fee: $150.00 - Paid to Community. Charged at time of event.
  • Replacement Keys: $5.00/item (Required) - Paid to Community. Charged for each replacement key upon request or at move-out if keys are not returned.
  • Satelite Dish Deposit: $100.00 (Refundable) - Paid to Community. Deposit for Satilite Dish as listed in lease.
