Renter's Insurance

Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.

Standard Monthly Costs

  • Conservice Billing Fee (Required): $4.50/month - Paid to Community
  • Pest Control (Required): $2.00/month - Paid to Community

Optional Monthly Costs

  • Master Policy Insurance: $10.00/month (if personal renter's insurance policy is not provided or falls out of compliance) - Paid to Community
  • Pet Rent: $50.00/pet/month - Paid to Community
  • Washer/Dryer Rental: $50.00/month - Paid to Community
  • Carport Rental: $25.00/month - Paid to Community

Variable Monthly Costs

Utilities may be calculated based on a formula or allocation method.

  • Water (Required): Varies - RUBS allocation based on total unit square footage and total number of people living in unit – Paid to Community
  • Sewer (Required): Varies - RUBS allocation based on total unit square footage and total number of people living in unit – Paid to Community
  • Gas (Required): Varies based on usage – Paid Directly to Provider
  • Electric (Required): Varies based on usage – Paid Directly to Provider
  • Common Area Gas & Electric (Required): Varies - Divided equally between number of apartments in the building – Paid to Community
  • Trash (Required): Varies based on square footage and occupancy – Paid to Community

One-Time Charges

  • Application Fee (Required | Non-Refundable): $40.00/applicant – Paid to Community
  • Conservice New Account Fee (Required | Non-Refundable): $10.00/apartment – Paid to Community
  • Conservice Final Billing Fee (Required | Non-Refundable): $4.95/apartment – Paid to Community
  • Pet Deposit (If Applicable | Refundable): $250.00/pet – Paid to Community
  • Pet Fee (If Applicable | Non-Refundable): $250.00/pet – Paid to Community
  • Administrative Fee (Required | Non-Refundable): $200.00/apartment – Refundable if application is not approved or if applicant withdrawals the application within 72 hours - Paid to Community
  • Security Deposit (Required | Refundable): $150.00/apartment – Paid to Community
  • Satellite Dish Deposit (If Applicable | Refundable): $100.00/apartment – Paid to Community

Situational Fees

  • Transfer Fee: $200.00/occurrence – Paid to Community
  • Vacant Service Fee: $50.00/occurrence – Paid to Community
  • Additional Deposit: Up to one month’s rent - Paid to Community
  • Late Fee: 10% of rent balance/occurrence – Paid to Community
  • NSF Fee: $20.00/occurrence – Paid to Community
  • Payment Alternative Processing Fee: $15.00/occurrence – Fee charged if rent payment is not paid via Resident Portal - Paid to Community
  • Payment Processing Fee: $3.95/occurrence – Paid Directly to Provider
  • Service of Notice Fee: $25.00/occurrence – Paid to Community
  • Lease Buy-Out Fee: 2x monthly rent – Paid to Community
  • Access Card Replacement Fee: $20.00/occurrence – Paid to Community
