Renter's Insurance

Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.

Standard Monthly Costs

• Conservice Billing Fee (Required): Resident Cost $4.50/month, Owner Cost $4.50/month - Paid to Community

Optional Monthly Costs

• Pet Rent: $35.00/month - Paid to Community
• Master Policy Insurance: Resident Cost $10.00/month, Owner Cost $7.00/month (if personal renter's insurance policy is not provided or falls out of compliance) - Paid to Community

Variable Monthly Costs

Utilities may be calculated based on a formula or allocation method.  

• Sewer/Stormwater (Required): Varies - formula, ratio billing, and usage - Billed by Third Party
• Water (Required): Varies - formula, ratio billing, and usage - Billed by Third Party
• Trash (Required): Varies - formula, ratio billing, and usage - Billed by Third Party
• Waste Removal (Required): Varies - formula, ratio billing, and usage - Billed by Third Party
• SE CO Water Conservancy District (Required): Varies - formula, ratio billing, and usage - Billed by Third Party
• Electric (Required): Varies based on usage - Paid Directly to Provider

One-Time Charges

• Holding Deposit (Required | Refundable): $300.00/apartment - Paid to Community
• Pet Deposit (If Applicable | Refundable): $300.00/apartment - Paid to Community
• Application Fee (Required | Non-Refundable): $21.00/applicant - Paid to Community

Situational Fees

• Payment Processing Fee: FREE when paid through ACH
• Payment Alternative Processing Fee: Varies - Paid Directly to Provider
• Late Fee: 5% of rent balance or $50.00 (whichever is greater)/occurrence - Paid to Community
• NSF Fee: Resident Cost $20.00/occurrence, Owner Cost $20.00/occurrence - Paid to Community
• Vacant Service Fee: Resident Cost $25.00/occurrence, Owner Cost $25.00/occurrence - Paid to Community
• Legal/Eviction Fees: Varies - Paid to Community
• Liquidated Damages: Varies - Paid to Community
• Additional Deposit (If Applicable | Refundable): Up to two month's rent - Paid to Community
• Parking (Required for Condos Only): $10.00/month - Paid to Community

Portable Tenant Screening Report (PTSR)

Applicant has the right to provide Environs Residential Rental Community with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Environs Residential Rental Community with a PTSR, Environs Residential Rental Community is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Environs Residential Rental Community to access or use the PTSR
