Renter's Insurance

Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.

Charges & Fees Disclosure

Standard Monthly Costs

  • Conservice Billing Fee (Required): Resident Cost $4.50/month, Owner Cost $4.50/month - paid to community
  • Pest Control (Required): Resident Cost $2.00/month - paid to community
  • Valet Trash (Required): Resident Cost $22.00/month - paid to community

Optional Monthly Costs

  • Pet Rent: $35.00/month - paid to community
  • Master Policy Insurance: Resident Cost $10.00/month, Owner Cost $7.00/month (if personal renter's insurance policy is not provided or falls out of compliance) - paid to community

Variable Monthly Costs

Utilities may be calculated based on a formula or allocation method.  

  • Sewer/Stormwater (Required): Varies - formula, ratio billing, and usage - billed by third party
  • Water (Required): Varies - formula, ratio billing, and usage - billed by third party
  • Trash (Required): Varies - formula, ratio billing, and usage - billed by third party
  • SE CO Water Conservancy District (Required): Varies - formula, ratio billing, and usage - billed by third party

One-Time Charges

  • Holding Deposit (Required | Refundable): $400.00/apartment - paid to community
  • Pet Deposit (If Applicable | Refundable): $300.00/apartment - paid to community
  • Application Fee (Required | Non-Refundable): $21.00/applicant - paid to community
  • Conservice New Account Fee (Required): Resident Cost $4.95/apartment - paid to community
  • Conservice Final Billing Fee: $1.95 - $10.00/apartment - paid to community

Situational Fees

  • Late Fee: 5% of rent balance or $50.00 (whichever is greater)/occurrence - paid to community
  • NSF Fee: Resident Cost $20.00/occurrence, Owner Cost $20.00/occurrence - paid to community
  • Vacant Service Fee: Resident Cost $25.00/occurrence, Owner Cost $25.00/occurrence - paid to community
  • Clubhouse Rental Deposit: Resident Cost $200 Non-Refundable, $500 Refundable - paid to community
  • Legal/Eviction Fees: Varies - paid to community
  • Liquidated Damages: Varies - paid to community
  • Additional Deposit (If Applicable | Refundable) - Up to one month's rent - paid to community

Portable Tenant Screening Report (PTSR)

Applicant has the right to provide Resort at University Park Apartments with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Resort at University Park Apartments with a PTSR, Resort at University Park Apartments is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Resort at University Park Apartments to access or use the PTSR
