Application Process
When you are ready to apply, please have the following documents handy for a smoother application process: a U.S. government issued photo ID (such as a driver’s license or passport) and proof of employment (such as paycheck stubs or an official offer of employment letter).
Once you submit all your required documents, an application at 1400 Chestnut Apartments is typically fully processed within 24 to 48 hours, though processing times can vary.
1400 Chestnut Apartments does not enforce a single, fixed minimum credit score requirement. Instead, a comprehensive third-party screening model is utilized that evaluates the entire credit profile, payment history, and debt-to-income ratio rather than just a standalone number. Our process of verifying income to ensure that you comfortably meet or exceed the standard 3x monthly rent requirement with steady pay stubs or an employment offer letter is the most effective way to offset a lack of credit history. Additionally, 1400 Chestnut partners with institutional lease-guarantee services like TheGuarantors. If you lack a personal guarantor, you can pay a fee to this third-party service to act as your co-signer and guarantee your lease compliance.
The community accepts guarantors for standard market-rate applicants who do not independently meet the baseline screening criteria. Guarantors must meet certain criteria to be eligible, including passing the application screening and meeting a minimum income requirement.
The community provides variable lease durations ranging anywhere from 3 to 15 months.
Income requirements vary depending on whether you are applying for a standard market-rate apartment or an apartment within the Pilot Program. On a standard market-rate apartment, the income requirement is 3 times the monthly rent in gross monthly income. The Pilot Program has different requirements which can change year to year. Please inquire with our leasing team for more detailed information regarding the Pilot Program qualification process.

Rent, Payments & Fees

Residents are responsible for setting up electric service directly with EPB in their name.
Residents can conveniently pay their rent and other monthly charges through Bilt, an online payment platform. Automatic payments can also be set up through the Bilt payment portal. We also can accept certain checks and/or money order in person at the leasing office.
Residents have until the end of the day on the 5th of the month to submit payment without penalty. If rent has not been received by the 6th, it is officially considered late, and a late fee will automatically be posted to the resident ledger.
Conservice, a third-party company, calculates the utility allocations (such as the RUBS-formulated water and sewer costs) and generates a detailed statement each month. Residents do not pay Conservice directly.

Residents may request an internal transfer to another available apartment after completing at least 6 months of residency and meeting the community’s transfer requirements. Residents must be current on their account, meet applicable income qualifications, and have their current apartment pass an inspection. Once approved, residents will select an available apartment, provide the required notice, and sign a new lease. Additional fees, deposits, or changes in rent may apply. Please note that current residents completing an internal transfer are not eligible to receive advertised leasing specials, promotions, or limited-time offers associated with new move-ins.
Residents are required to submit a formal written notice to the leasing office at least 30 to 60 days in advance of your intent to vacate; this is based on individual lease criteria. You remain legally responsible for paying rent throughout this notice period. Along with your notice, you must pay a lump-sum buyout fee as indicated in your lease. If you received a move-in promotion or concession, such as a month of free rent, and you terminate the lease early, the full cash value of the original concession will be due upon early termination.
