Which major employers are located within a 30-min commute of the property?
The major employers in our area are University of Oregon, PeaceHealth Corp, and City of Eugene. All within short driving commute from our property.
What local landmarks, parks, or iconic attractions are situated in the immediate area?
Autzen Stadium, Alton Baker Park, Ruth Bascom Riverbank Path System, are all located near us here in Eugene!
Application Process
What are the standard requirements and qualifications for a successful application?
When you are ready to apply, please have the following documents handy for a smoother application process: a U.S. government issued photo ID (such as a driver’s license or passport) and proof of employment (such as paycheck stubs or an official offer of employment letter).
How long does it usually take for an application to be fully processed?
Application screening results will typically be finalized within 24-hours of applying.
Are there options for applicants who require a co-signer or a guarantor?
Yes, we do allow guarantors to be added for applicants. You can also use https://www.theguarantors.com if you are in need of approval assistance.
Does the community offer any flexible lease terms or short-term housing options?
We offer 3-to-12-month lease term options. Ask about pricing when you tour!
Are there any specific income requirements to qualify for an apartment?
The income requirement is 2.5x the base rent for gross household income.
Amenities & Resident Services
What are the most popular on-site amenities that residents use daily?
24-hour fitness center, dog park, playground, community grill, swimming pool, and business center.
How does the on-site management team handle package deliveries?
All packages are delivered to either the mailbox area parcel lockers, Amazon HUB lockers, your front door, or to the office if box is oversized.
What are the specific hours of operation for the pool and clubhouse areas?
The pool is open seasonally and a new code is provided each year to current residents. The fitness center is open 24/7 by using the door code provided at move-in. The clubhouse is open during office hours.
Parking & Transportation
What are the primary parking options and designated areas available for residents?
Depending on your parking permit, provided by the office at move-in, this will determine where you are able to park. Please refer to the parking handout provided at move-in.
How does the community accommodate parking for guests and visitors?
We have guest parking passes available for check-out in the leasing office.
How does the community accommodate electric vehicle charging?
We do not have charging stations or electric vehicle parking onsite.
Are there dedicated areas for secure bicycle storage or repair on-site?
There is a bike barn near each building on property to lock your bike into.
Pets
Are there on-site amenities like a dog park or a pet washing station?
We have a large on-site dog park!
What is the policy regarding the number of animals allowed?
2 animals are allowed per apartment home.
Are there any specific breed or weight restrictions that applicants should know?

What are the specific pet rent and non-refundable pet fees required?
Pet rent is $25/per pet and the pet deposit is $350/per pet. All pets must be registered with the office and added to your lease agreement.

How does the maintenance team handle routine and emergency service requests?
You can submit a standard maintenance request on your resident portal, or by contacting the office staff.

What is the typical response time for a non-emergency maintenance issue?
We try to respond to all standard maintenance work orders within 1 business day.
How are residents notified of building maintenance or community updates?
The property management team will notify all tenants of upcoming building maintenance either by email or letter to your door. We will also send community updates via email or monthly newsletter.
Rent, Payments & Fees

How do residents typically pay their rent and other monthly charges?
You can pay your rent online with a card number or bank account, by registering on our online portal at: https://eccoapts.securecafe.com/residentservices/ecco-apartments/userlogin.aspx
When is rent considered late and what are the associated grace periods?
Rent is due between the 1st and the 5th of each month. Rent is considered “late” starting on the 6th of each month, and there will be a $100-dollar late fee added to your balance automatically.
How are utility costs like water, trash, and electricity calculated and billed?

Policies & Procedures
What are the community rules regarding quiet hours and shared space etiquette?
Quiet hours at ECCO are from 10 pm to 7 am. During this time frame we expect all resident and resident guests to maintain a low noise level to allow for everyone to enjoy the quiet of their apartment homes.
How does the property handle smoking or vaping in and around the buildings?
Smoking in or around the apartment is prohibited. We are a smoke-free community. The designated smoking area is located at the end of Hatton Avenue. Across the street from building 25, near the mailboxes.
What are the penalties or requirements for terminating a lease early?
The lease termination fee is 1.5x the base rent. A notice to vacate is also required prior to move out.
