General Questions
The community is located in Odenton, a growing suburban area known for its convenience and accessibility. A few of the nearby grocery stores are Wegmans, Giant, and Safeway, and some popular dining options in the area are The Hideaway, All American Steakhouse, and Ruth's Chris Steakhouse.
Fort George G. Meade, National Security Agency, U.S. Cyber Command, BWI Airport, and Northrop Grumman. This makes the area especially attractive for government, military, and tech professionals.

Application Process
All applicants must complete the application, present a valid government-issued photo ID, pass a credit and criminal screening, and must make 3 times the monthly rent in gross monthly income to qualify.
Application results typically are returned within 24–72 hours.
Credit is reviewed as a part of the application. Applicants with limited or lower credit may still qualify with additional deposits, conditions, or a guarantor.
If initial screening results come back requiring a guarantor, then a third-party may apply as a guarantor. All guarantors must complete the application and pass a credit and criminal screening, and must income qualify as well.
Lease terms may range from 3-13 months, depending on availability. Short-term options may carry premium pricing.
The minimum income requirement is 3 times the monthly rent, based on gross monthly income.

Packages are managed through the dedicated on-site package lockers.
Our community clubhouse is open 24/7 for residents to use! Our swimming pool is open from 12pm to 8pm Monday-Tuesday and Thursday-Sunday, and closed on Wednesdays.

Designated guest parking spaces are available within the on-site garage, and guests can also utilize the street parking option.

The community is about 1 mile from Odenton MARC Station, providing rail access to DC and Baltimore.
Our community offers a bike storage area for residents to use. There are bike racks located inside the bike storage area.
Pets
Yes! Our community offers both a dog park and a pet washing station for our fur residents to enjoy!
Our community offers a maximum of 2 pets per apartment.
The maximum combined weight of all pets must be 100lbs. or less. Our community also has breed restrictions; please see our Pet Policy for the full list of restricted breeds as well as additional information about our pet policies.
There is a $400 refundable deposit for the first pet, and a $200 additional refundable deposit for the second pet. Additionally, there is a $50 pet rent per pet, per month.
Resident Support
Residents can submit maintenance requests online through their resident portal or by contacting the leasing office. Maintenance is available 24/7 for emergencies.
Our typical response time for maintenance requests is 24–48 hours, with emergencies taking priority.
Notifications of upcoming maintenance inspections and/or apartment entry requirements will be sent via our typical resident communication channels. That includes email, resident portal, and community postings.
Rent, Payments & Fees
Your monthly rent amount is just the base rent. You can view your rent and any additional charges that are billed by the community via your Resident Portal.
Payments can be made through your online Resident Portal.
Utilities are billed separately by Conservice and/or by a third-party service provider.
Policies & Procedures
Quiet hours are typically enforced from 10pm-6am. We ask that residents and their guests remain courteous of other residents and guests, and to keep noise to a reasonable minimum at all times. Residents can refer to their lease contract for additional information regarding community rules and policies.
In an effort to promote clean air and safety for our residents, employees, and visitors, we are a fully smoke-free community! Smoking and/or vaping of any kind is not allowed anywhere on the property.
Management follows a progressive enforcement policy, including sending notices to violators, and potential lease action.
Residents can request to be transferred to another available unit on-site based on availability, and could be subject to transfer fees and lease adjustments.
Early termination requires a 60-day written notice to vacate, and residents may incur a lease break fee. If a leasing concession was given at move-in, residents may be required to repay the concession upon early termination of their lease.
