Renter's Insurance

Mission Rock Residential requires residents (of market rent units only) to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.

    • Storage 1: $30.00/month

One-Time Charges

  • Pet Deposit (If Applicable | Refundable): $400.00 for 1 pet, $600.00 for 2 pets – Paid to Community
  • Additional Deposit (If Applicable | Refundable): Up to one month’s rent – Paid to Community

Situational Fees

  • Payment Processing Fee: FREE when paid through ACH
  • Payment Alternative Processing Fee: Varies – Paid Directly to Provider
  • Late Fee: 5% of rental balance/occurrence – Paid to Community
  • NSF Fee: $25.00/occurrence – Paid to Community
  • Legal Fees: Varies – Paid to Community
  • Transfer Fee: $600.00/occurrence – Paid to Community
  • Clubhouse Rental: $350.00/4-hour rental – Paid to Community
  • Electric Car Parking/Charging: $1.50/hour – Paid Directly to Provider
  • Electric Car Parking Violation: $3.00/idle hour (with 30-minute grace period) – Paid Directly to Provider
  • Fob Replacement: $75.00/occurrence – Paid to Community
  • Apartment Key Replacement: $10.00/occurrence – Paid to Community
  • Lock Change: $50.00/occurrence – Paid to Community
  • Smoke Detector Damage/Tampering Fee: State fine of up to $1,000 + actual damages – Paid to Community
  • Game Room Rental Fee: $150.00/4-hour rental – Paid to Community
  • Media Room Rental Fee: $25.00/hour – Paid to Community
  • Guest Suite Rental: $100.00–$200.00/night – Paid to Community
    • 1 Night: $200.00/night
    • 2–6 Nights: $150.00/night
    • 7+ Nights: $100.00/night
  • Doggie DNA Violation Fee: $250.00–$500.00 – Paid to Community
    • $250.00 for the first offense
    • $500.00 for the second offense
  • Wrongful Handicap Parking Fine: $500.00 fine (and car will be towed) – Paid to Community
  • Rent Responsibility: Residents are rent-responsible through the end of their lease contract or until a new renter moves in, whichever is sooner – Paid to Community
