General Questions
Kingscrest is a residential neighborhood, located less than a mile from Kingsbrook Shopping Center and just under 3 miles from Walmart. We are also just 1.5 miles from the popular Westview Promenade where Regal Movie Theatre and various restaurants and shops are located!
Frederick is a hot-spot for large employers like Ft. Detrick, AstraZeneca and more. We also offer a Preferred Employer Discount Program for the following employers: US Military, Federal Government, Frederick County Government, FCPS and MCPS, Fort Detrick, United Healthcare, AstraZeneca, Leidos Biomedical, and Kite Pharma. Our community is located just 4 miles from the Historic Downtown Frederick, which frequently lands in the top 10 best downtowns and was named #1 Most Beautiful Main Street in America by Reader’s Digest in July 2025! We are also situated just 1 mile from Ballenger Creek Park and not far from other local and state parks in the area.
We have installed energy-efficient appliances in most homes and water saving devices in every apartment home (shower heads, aerators, and low flow toilets)! We are also within walking distance from public transportation, and many residents choose to walk instead of drive to the nearby grocery stores and shops.
Application Process
All applicants must pass a credit and criminal screening, and must make 3 times the monthly rent in gross monthly income to qualify.
We usually receive results back within 1-2 hours, although in some cases, screenings may take 24-72 hours to be fully processed.
Qualification is not determined by a specific credit score, but rather by a comprehensive scoring model that evaluates your overall credit profile and your debt-to-income ratio.
If initial screening results come back requiring a guarantor, then a third-party may apply as a guarantor. The income requirement for co-signers/guarantors is 4 times the monthly rent in gross monthly income.
Yes! We offer 3-13 month lease options for your initial lease term. Upon renewal, we offer 1-13 month lease options.
Amenities & Resident Services
We offer a ton of great community amenities to make your life more convenient! Some of our residents favorites include the 24-hour Fitness Center and the 24-hour package lockers. See the full list of amenities on our Amenities Page.
We offer an Amazon HUB Locker system for residents to use! Residents are automatically enrolled at no cost. All packages are delivered to the lockers for secured access. If you choose to opt out of the locker system, you will receive packages to your front door instead.
Our pool is open from Memorial Day through Labor Day, from 11am to 8pm daily (hours vary when FCPS is in session), weather permitting.
Our 24-hour fitness center has 2 treadmills, 2 ellipticals, 2 stationary bikes, a weight machine, leg machine and free weights!
Parking & Transportation
Our free, on-site parking is available for both residents and guests on a first come, first serve basis.
The MARC Train station is located 3 miles from the property and bus stops via connector routes are less than 0.5 miles away from property.
There are no bike racks on the property, but each apartment home comes with their own storage unit on their patio or balcony that can easily accommodate bikes and other items!
Pets
We have 2 fully-fenced on-site dog parks for our fur residents to enjoy!

Ballenger Creek Park is less than 2 miles away from the community and includes two large, fully-fenced dog parks! There is also a dog park in Downtown Frederick, and many pet-friendly restaurants with outdoor dining patios within a few miles from the community.
There is a $400 refundable pet deposit for the first pet, and a $200 additional refundable deposit for the second pet. Additionally, there is a $50 pet rent per month for the first pet and a $25 pet rent per month for a second pet.
Resident Support
Service requests are completed in the order they are received, with emergency requests taking priority.
Non-emergency maintenance requests are usually addressed within 24-72 hours, though turn-around-times can vary depending on the complexity of the request. Residents will always receive an initial, immediate notification to confirm receipt of their request.
Community notifications are sent via email to residents. If our maintenance team or service contractors need to enter your apartment, you will receive a notification via email as well as a notice posted to your front door.
We plan 1-3 various types of resident events each month! Residents receive notification of events through their online resident portal and through social media. We receive a lot of positive feedback from our residents about our events, as they can be a great way to meet your neighbors and enjoy some food and/or fun activities – on us!
Rent, Payments & Fees
Your monthly rent amount includes only the base rent plus any additional rents you may owe (such as pet rent). All utilities are billed separately, but most are still viewable within the online resident portal. Utilities that are billed by a third-party, such as electric, are not viewable in the online resident portal.
Rent can be paid via your online resident portal (using ACH, debit or credit card) or you may bring payment of money order or cashier’s check into the leasing office during office hours. We also partner with FLEX and WIPS for alternative rent payment options.
Rent is due on the 1st of each month, and there is a grace period until the 5th. Rent is considered late if not received by end of day on the 5th of the month.
Water, sewer, and trash are billed on the RUBS system (based on total occupants per apartment and usage for the property). Pest control is a flat monthly fee. Electricity is metered individually and billed by Potomac Edison. View our Utility Disclosures Page for additional information and average costs. Renter’s insurance is also required for each apartment home; if you do not provide proof of your own policy or if your policy falls out of compliance, you will be automatically enrolled in our Master Policy which does not cover your personal belongings, and is a liability-only policy, covering the property. Policies & Procedures
Quiet hours are observed between 10pm and 7am daily. We ask that residents and their guests remain courteous of other residents and guests, and to keep noise to a reasonable minimum at all times. Residents can refer to their lease contract for additional information regarding community rules and policies.
In an effort to promote clean air and safety for our residents, employees, and visitors, we are a fully smoke-free community! Smoking and/or vaping of any kind is not allowed anywhere on the property.
Residents can notify the leasing office in writing about any issues they may be experiencing. Our leasing team will investigate the reported issue(s) and address it in accordance with our policies. Our top priority is always resident satisfaction, and we do our best to address any complaints in a timely and professional manner.
