The Tala at Washington Hill features controlled-access entry points throughout the building, ensuring that only residents and authorized guests can access the property and its amenities. The property is staffed with a 24/7 concierge team with dedicated security professionals who continuously monitor surveillance cameras. The Tala also has a courtesy police officer who resides on-site and regularly patrols the property and surrounding area.
Application Process
Applicants must meet certain criteria to qualify, including a minimum gross household monthly income of 2.5x the monthly rent, and are subject to a credit and background screening, an income verification, and a rental history verification.
Once all required documentation is received by the leasing office team, most applicants can expect their application to be approved within 1-3 business days.
We accept Guarantors. Guarantors must complete their own rental application form and are qualified on their own merit. The income requirement for a guarantor is 4x the monthly rent. Only one Guarantor per apartment is permissible.
The community offers lease terms ranging from 3 to 13 months. Lease terms of 3–8 months are subject to short-term premium fees.
Applicants must make 2.5 times the monthly rent in gross household monthly income to qualify.

The most popular amenities at The Tala include the fitness center with a Peloton Bike and Fitness Mirror, the resident lounge and conference room for studying, and the pool and outdoor grilling areas for relaxation and socializing. Yes. The Tala at Washington Hill offers several community spaces that are well-suited for residents who work remotely or study from home. The property features a dedicated business center, a multi-media conference room, resident lounge areas, and a coffee bar that residents can use as flexible workspaces throughout the day.
Our pool is open from Memorial Day through Labor Day, from 11am to 8pm daily (hours vary when BCPS is in session), weather permitting. Residents are able to access our clubhouse 24/7.
The fitness center at The Tala at Washington Hill features a variety of modern cardio and strength-training equipment, including Peloton bikes, a Fitness Mirror, treadmills, ellipticals, and a StairMaster. Residents also have access to free weights, strength-training equipment, and a dedicated yoga studio for stretching and wellness classes. Parking & Transportation
The Tala at Washington Hill offers residents a secure, residents-only parking garage with assigned parking spaces. The garage provides convenient direct access to every residential floor within the building, allowing residents to easily access their apartments without needing to exit the secured area. Parking is available for an additional monthly cost and is offered as an optional amenity for residents seeking secure and convenient on-site parking.
Residents may register guest vehicles through the leasing office, and overnight guest parking is available for $5 per night.
We offer several EV charging stations in the resident garage. Usage fees apply for charging sessions.
The Tala is very well connected to public transit, especially for an inner-city Baltimore location. The nearest subway station – Johns Hopkins Hospital Station – is about 0.5 miles away. Multiple bus lines are located within walking distance. Additionally, Residents will also benefit from the Johns Hopkins Blue Jay Shuttle, a free transportation service for Hopkins affiliates, that makes stops at The Tala.
The Tala offers a dedicated bike room with a self-service bike repair station.
Pets
Yes, The Tala includes a designated pet park / dog park area for residents to enjoy.
We allow up to 2 pets per apartment home (weight and breed restrictions apply). Please see our Pet Policy for more information.
The Tala sits right between Fells Point, Butchers Hill, and Patterson Park, which is one of the most walkable and pet-friendly pockets of the city. Many local cafés & breweries in Fells Point and Upper Fells provide water bowls and welcome pets.
There is a $400 refundable pet deposit for the first pet, and an additional $200 refundable deposit for the second pet. Additionally, there is a $50 pet rent per month for the first pet and an additional $25 pet rent per month for a second pet.
Resident Support
Service requests are completed in the order they are received, with emergency requests taking priority.
Non-emergency maintenance requests are usually addressed within 24-72 hours, though turn-around-times can vary depending on the complexity of the request. Residents will always receive an initial, immediate notification to confirm receipt of their request.
Community notifications are sent via email to residents. If our maintenance team or service contractors need to enter your apartment, you will receive a notification via email.
Rent, Payments & Fees
Your monthly rent amount includes only the base rent plus any additional rents you may owe (such as pet rent, or parking). All utilities are billed separately, but most are still viewable within the online resident portal. Utilities that are billed by a third-party, such as electric, are not viewable in the online resident portal.
Rent can be paid via your online resident portal (using ACH, debit or credit card) or you may bring payment of money order or cashier’s check into the leasing office during office hours. We also partner with FLEX and WIPS for alternative rent payment options.
Rent is due on the 1st of each month, and there is a grace period until the 10th. Rent is considered late if not received by end of day on the 10th of the month.
Water & sewer are charged based on individual unit consumption. Each apartment is independently metered, so residents are billed according to actual usage. Trash is billed on the RUBS system (based on usage for the property). Pest control is a flat monthly fee. Electricity is metered individually and billed by BGE (Baltimore Gas and Electric). Policies & Procedures
Quiet hours are from 10:00 PM to 8:00 AM. During this time, residents are expected to keep noise to a minimum.
The property is officially designated as a 100% smoke-free community, which means smoking and vaping are not permitted inside apartments, common indoor areas, or generally throughout the property buildings.
Residents can notify the leasing office in writing about any issues they may be experiencing. Our leasing team will investigate the reported issue(s) and address it in accordance with our policies. Our top priority is always resident satisfaction, and we do our best to address any complaints in a timely and professional manner.
Residents who wish to transfer to a different unit should contact the leasing team to discuss availability, eligibility, and next steps. Please note that rules, restrictions, and fees may apply depending on lease terms and unit availability, and not all transfer requests can be guaranteed.
