non-smoking policy
No. The Wyatt is a non-smoking community. Smoking, vaping, and the use of smoking devices are prohibited inside apartments, common areas, and throughout the property. Residents are responsible for ensuring that their guests follow the community's non-smoking policy.

Paying Rent Online
Rent can conveniently be paid online through the resident portal. Residents can access their account to make payments and manage their resident account information.

For an emergency maintenance issue such as flooding, fire, no heat during winter, or another urgent situation that could cause immediate damage or create a safety concern, contact the emergency maintenance number immediately. For life-threatening emergencies, call 911.
Our maintenance team prioritizes requests based on urgency and works to provide prompt service. Emergency issues receive immediate attention, while routine requests are addressed according to their priority and the nature of the repair.
Completion times vary depending on the nature of the request, parts availability, and the complexity of the repair. Our maintenance team works to complete requests as quickly as possible and will communicate with residents when additional time is needed.
Packages
Packages are typically delivered to your apartment home's front door. Depending on the carrier and available services, packages may also be delivered to a mailbox or package locker.

If a package is missing, residents should first contact the carrier to verify the delivery location and tracking information. Management is not responsible for packages that are lost, stolen, or misdelivered by the carrier.
Trash Disposal
The Wyatt utilizes Valet Living trash service. Residents should place properly bagged trash in the designated container outside their apartment during the community's designated valet trash collection hours.
A required $19 monthly Valet Trash charge currently applies. Additional utility-related trash billing may also apply depending on the community's billing methodology. Please visit our Fees & Disclosures page for the complete current fee information.
Yes, but only during the designated valet trash collection period. Residents may place properly bagged trash outside their apartment door Sunday through Thursday after 6:00 PM. Trash should not be left outside the apartment outside of the designated service hours.

Security deposit refunds are processed according to applicable state law and the terms of the lease following move-out and completion of the final inspection. The final amount may be affected by any applicable charges or deductions permitted under the lease and applicable law.
A refundable holding deposit is currently required and ranges from $200–$300 depending on the apartment home, with one-bedroom homes requiring $200, two-bedroom homes requiring $250, and three-bedroom homes requiring $300. The STRATIS app is also a convenient option for accessing your apartment when your smart lock is connected and functioning properly.

To help maintain a comfortable living environment for all residents, quiet hours are observed daily from 10:00 PM to 8:00 AM. Residents are expected to be considerate of their neighbors and follow the community's noise and quiet-hour policies during this time.
