One-Time Charges

  • Application Fee (Required Non-Refundable): $21.00/applicant - Paid to Community
  • Holding Deposit (Required | Refundable): $300.00/apartment - Paid to Community
  • Pet Deposit (If Applicable | Refundable): $300.00/pet, maximum 2 pets - Paid to Community
  • Pet Fee (If Applicable | Non-Refundable): $300.00/pet, maximum 2 pets - Paid to Community
  • Clubhouse Rental Deposit (Optional | Refundable): $200.00/reservation - Paid to Community

Situational Fees

  • Payment Processing Fee: FREE when paid through ACH
  • Payment Alternative Processing Fee: Varies - Paid directly to provider
  • Late Fee: $50.00 or 5% of monthly rent (whichever is greater - Paid to Community
  • NSF Fee: Resident Cost $20.00/occurrence - Paid to Community
  • Legal/Eviction Fees: Varies - Paid to Community
  • Additional Deposit: Additional Deposits may be required. Total security deposit shall not exceed one (1) months' Rent - Paid to Community
  • Lease Termination Fee: One (1) month's rent - Paid to Community
  • Vacant Service Fee: Resident Cost $20.00/occurrence - Billed by Conservice

Portable Tenant Screening Report (PTSR)

Applicant has the right to provide Viña Apartments with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Viña Apartments with a PTSR,Viña Apartments is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Viña Apartments to access or use the PTSR
