Application Process
When you are ready to apply, having your required documentation available can help make the application process smoother. Applicants should have a U.S. government-issued photo ID, such as a driver's license or passport, as well as proof of employment, such as recent paycheck stubs or an official offer of employment letter.
Applications typically take about 48–72 hours to process. Having the requested documentation ready when you apply can help keep the process moving as efficiently as possible.
There is no specific credit score requirement. Applicants with a lower or no credit score may be required to pay an additional deposit of up to one month's rent, depending on their application.
If you have someone who can co-sign or act as a guarantor, they can be added to your application. If you do not have a qualified co-signer or guarantor, Encore Evans Station also partners with The Guarantors, a third-party option that may help qualified applicants meet approval requirements.
Yes. Encore Evans Station offers flexible lease options ranging from 3 to 18 months, giving residents the ability to choose a lease term that better fits their needs.
Applicants are required to have a gross income of at least two times the rental amount before taxes. The leasing team can provide additional information about application and qualification requirements.

Yes. Encore Evans Station has a conference room located in the leasing office that is available for residents to use. This provides residents with an additional space for working, meetings, or other needs outside of their apartment.
Encore Evans Station provides designated package lockers for resident deliveries. When a package is too large to fit in the lockers, the management team keeps it in the office for residents. This provides residents with a convenient option for receiving packages within the community.
The pool is open seasonally from 9 a.m. to 10 p.m., and the clubhouse is also open from 9 a.m. to 10 p.m. Residents have 24-hour access to the fitness gym, providing flexibility for working out around their schedules.
The fitness center offers a wide variety of equipment for different types of workouts. Residents can find free weights, treadmills, a StairMaster, a hip thrust machine, bicycles, yoga mats, jump ropes, medicine balls, a Smith machine, an elliptical, a dual leg press, a leg extension machine, and monkey bars.

Encore Evans Station does not currently have dedicated EV charging stations. However, residents who have a garage are able to set up an EV charger in their garage.
Encore Evans Station is approximately a 10–11 minute walk from Evans Station, providing convenient access to RTD light rail and bus services. The C and E lines at Evans Station offer connections throughout Denver and the surrounding area, making public transportation a convenient option for many residents.
Encore Evans Station has an on-site bike repair shop for residents who need a convenient place to work on their bicycles. The community does not currently offer dedicated bicycle storage.
Pets
Yes. Encore Evans Station offers both an on-site dog park and a dog wash station, giving residents convenient spaces to care for and spend time with their pets.
Residents may have up to two animals, unless the animals are service animals and/or emotional support animals. Please contact the leasing office for additional information about applicable pet requirements.
Breed restrictions apply to certain dogs, including Pit Bulls, Rottweilers, Presa Canarios, German Shepherds, Huskies, Malamutes, Dobermans, Chow Chows, St. Bernards, Great Danes, Akitas, Staffordshire Terriers, American Bulldogs, Karelian Bear Dogs, and any hybrid or mixed breed of the aforementioned breeds. Restricted animals also include tarantulas, piranhas, reptiles such as snakes and iguanas, ferrets, skunks, raccoons, squirrels, rabbits, and birds.
Residents with pets can enjoy several nearby outdoor and pet-friendly destinations, including the South Platte River Trail, Ruby Hill Park, and Harvard Gulch Park. Nearby pet-friendly businesses and pet stores include Table Public House, Quality Paws, and Luke & Company, giving residents convenient options for enjoying the neighborhood with their pets.

Resident Support
Routine maintenance requests are completed in the order they are received. For urgent issues that require immediate attention, Encore Evans Station has an on-call maintenance team available to handle emergency service requests.
Non-emergency maintenance requests are typically addressed within 24 hours. Response time may vary depending on the nature and volume of service requests.
Residents are notified of community updates and building maintenance information by email. Door notices may also be provided when needed.
Rent, Payments & Fees

Residents can conveniently pay rent and other applicable charges through the RentCafe resident portal. Cashier's checks and money orders are also accepted payment methods.
Rent is considered late beginning on the 9th of each month. Residents have an eight-day grace period from the 1st through the 8th to make their payment.

Policies & Procedures
Quiet hours at Encore Evans Station are from 10 p.m. to 8 a.m. Residents are encouraged to be considerate of their neighbors and to help maintain a comfortable community environment during these hours.

Residents may request a transfer after six months in their current lease. A 30-day notice is required, and residents must have no late payments or damages to their current unit to qualify. An inspection of the current unit may also be required.
Residents who need to terminate their lease early are required to provide 30 days' notice and pay a termination fee equal to one month's rent.
