Application Process
When you are ready to apply, please have the following documents handy for a smoother application process: a U.S. government-issued photo ID (such as a driver’s license or passport) and proof of employment/income, which requires 4 recent paystubs for all applicants or an official offer letter.
Market-rate units take 24–72 hours to process. For affordable units, initial application processing takes 24–72 hours, with an additional secondary compliance paperwork approval process taking an average of 1–5 business days.
We review applications holistically. Applicants with lower or missing credit histories may be conditionally approved based on screening outcomes (which may require a guarantor or maximum deposit).
Yes. Standard individual guarantors are accepted (must make a minimum of 4x the monthly rent). Additionally, we utilize The Guarantors, a third-party guarantor service, to help qualify applicants who may need extra approval support
Standard lease terms are typically 12 months, with renewal options evaluated based on availability.
All applicants must make a minimum household gross income of 2x the monthly rent to qualify. Affordable/income-restricted units require the same base application process, plus a secondary compliance paperwork process to meet specific local Area Median Income (AMI) guidelines.

Parking & Transportation
We offer a secure, controlled-access 4-level garage 3 and a half of our floors are covered with the fourth completely uncovered. There is typically plenty of parking available for residents who register and/or pay for parking. Rentable storage units are also available for a small monthly fee.
Guest parking is $15 per 24 hours paid to management. They will then receive a parking permit that must be hung and visible from outside the vehicle. All guest vehicles must be registered with both the leasing office and on the ParkM app to ensure compliance and prevent towing. Ample street parking is also available.
EV charging options are evaluated as infrastructure updates allow, with nearby public charging options located within a few blocks.

Pets
We offer landscaped courtyard areas on-site and are within walking distance of local neighborhood dog parks like Railyard Dog Park and Confluence & Commons Park.
Maximum of 2 pets per apartment home. We also fully accept ESA or Service Animals with proper documentation.
Standard restricted breed list applies (please contact management for the current restricted breed list). ESA and Service Animals are exempt from standard breed/weight restrictions with documentation.
Commons Park, Confluence Park, Railyard Dog Park, and numerous pet-friendly brewery patios throughout RiNo/Ballpark.
Monthly pet rent is $35 per pet, along with a $300 non-refundable pet deposit.
Resident Support
Routine requests are submitted online via the resident portal. For urgent matters, we provide a dedicated 24-hour after-hours emergency maintenance line, as well as a 24-hour security patrol line.
Non-emergency maintenance requests are typically handled within 24 to 48 business hours.

Rent, Payments, & Fees
Rent covers the apartment home. Utilities, garage parking, and optional rentable storage units are billed separately. (Please see our website's Fees & Disclosures page for full breakdowns.)
Rent is due on the 1st of the month and can be paid online via the resident portal through the 8th at 11:59 PM. Residents may also pay in person during business hours with a cashier's check, money order, or personal check within this standard payment timeline.
Rent is considered late starting at 12:00 AM on the 9th of the month. Once late on or after the 9th, the online portal payment feature is disabled, and payments must be made in full in person using certified funds.

Policies & Procedures
Quiet hours are observed from 10:00 PM to 8:00 AM. Shared spaces like the courtyard operate from 10:00 AM to 10:00 PM.
Diamond at Prospect is a 100% non-smoking community. Smoking/vaping is strictly prohibited in units, on balconies, and in all common areas.
Handled promptly by management starting with courtesy notices, followed by formal legal cure/lease violation notices if issues continue.
There are no transfer fees. To qualify for a transfer, residents must have a minimum of 6 months in good standing and complete a satisfactory inspection of their current unit.
Requires advance written notice and compliance with the early termination terms outlined in the lease agreement.

Q: Does Diamond at Prospect accept Portable Tenant Screening Reports (PTSR)?
A: Yes! Pursuant to Colorado law, applicants have the right to provide a Portable Tenant Screening Report (PTSR) that is not more than 30 days old. If provided, we do not charge an application fee.
