Application Process
Age 18 or older, Monthly income of 2 times the rent, No previous property/landlord collections, Credit & Background check, No unfavorable accounts- collections, charge offs, or repossessions within last 5 years, No open bankruptcies in the last 5 years
Once the applicant submits all required documents, it usually takes up to 24 – 48 hours.
There isn’t a specific credit score, but the third-party application processor takes into account a number of factors on your credit report.
If an applicant is denied for certain factors, we can refer them to The Guarantors, which is a third-party program that assists with qualifying.
We have lease options ranging from 3 – 15 months.
The applicant must make 2 times the monthly rent.
Amenities & Resident Services
Most of our residents utilize the fully equipped fitness center.
We do have a business center and a conference room that the residents are able to utilize.
Enchanted Springs has an Amazon Locker system. Once your package arrives, the resident will get a notification from Amazon with a bar code and/or code to access the package. If the resident orders from another carrier, the package will be delivered to the resident’s address.
Pool hours 10:00AM-9:00PM, Fitness Center is 24 hours, Clubhouse is open during business hours, but available for rent.
Our fitness center is fully equipped with free weights, weight benches, cable machines, bands, kettlebells, treadmills, ellipticals, stationary bikes, and more!
Parking & Transportation
Parking is monitored by 5280 Parking. Fees $8.00 a month for each car, $2.00 for 24 hour visitors. We have garages available for $150.00 a month.
Guests parking is $2.00 for 24 hours starting at 7:00PM until 7:00AM.
We are unable to accommodate EV charging onsite.
The closest bus stop is 0.2 miles away, a short 5 minute walk.
Yes, we have bike racks located throughout the property.
Pets
We do have a newly renovated dog park onsite.
2 household pets. No limit on Service Animals.
No aggressive breeds
Eastridge Dog Park, Vista Dog Park, and Remington Park are all located within a 5-10 minute drive. Petco is located across the street in First and Main.
$300.00 Refundable Pet Deposit per UNIT, $35.00 a month for pet rent per UNIT.
Resident Support
Routine maintenance requests are answered within 24 hours. Emergency is responded to immediately.
If it is during business hours, it is responded to within an hour.
The office team will send out a monthly newsletter at the beginning of the month if there is a scheduled repair. For any emergency issues, the office will send out a mass email to all of the residents.
Rent, Payments & Fees
The residents usually pay rent through the Resident Portal.
Rent is due on the 1st, it is considered late on the 2nd. Our late fee is posted on the 9th of the month.
Policies & Procedures
Quiet hours are 10:00PM until 7:00AM.
The property is 100% smoke- free.
The management team will give the offending party a Demand for Compliance and continue to follow up with complaints to see if issue was resolved.
The resident has to have occupied their current unit for 6 months, no late payments, we also have to inspect their current unit, and they have to be up to date. Financially, on current lease. They will need to pay a new security deposit and provide updated proof of income.
Early Termination Fee is equal to 1 month of rent.
