Renter's Insurance

Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.

Standard Monthly Costs

  • Conservice Billing Fee (Required): $4.50/month - Paid to Community
  • Pest Control Fee (Required): $2.80/month - Paid to Community

Optional Monthly Costs

  • Pet Rent: $25.00/pet/month - Paid to Community
  • Master Policy Insurance: $11.00/month (if personal renter's insurance policy is not provided or falls out of compliance) - Paid to Community

Variable Monthly Costs

Utilities may be calculated based on a formula or allocation method.

  • Sewer (Required): Varies - Billed by Third Party

One-Time Charges

    • One-Bedroom Deposit: $100.00

Situational Fees

  • Legal/Eviction Fees: $243.00 - $300.00 (varies per occurrence) - Paid to Community
  • Money Order/Cashier's Check Processing Fee: $15.00/occurrence - Paid to Community
  • Vacant Service Fee: Varies - Paid to Community
  • Key Fob Replacement: $75.00/occurrence - Paid to Community
  • Front Door or Mail Key Replacement: $5.00/key - Paid to Community
  • Pool Key Replacement: $25.00/key - Paid to Community
  • Clubhouse Rental Deposit: $350.00 ($200 is refundable) - Paid to Community
  • Termination Fee: Equal to 2.5x amount of rent - Paid to Community
