General Questions
How do I schedule a tour?
You can schedule an in-person tour with our friendly leasing team on our website, or by giving us a call!
What do I need to bring when touring or applying?
Every person over the age of 18 who wishes to tour the community will need to bring a valid government-issued photo ID. To apply for one of our available apartment homes, you’ll need to complete our application process online, which includes providing proof of income and consenting to a credit and background screening.
Are there application fees?
Our non-refundable application fee is $95/applicant. This fee covers the cost to run your application, including the credit and background screening and any income verifications that may be required.
What lease terms are offered?
We offer both short-term and long-term lease options from 7-15 months!
Is renters’ insurance required?
Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. We require you to list the community as an 'Additional Interested Party' on your policy, which may eliminate the need for you to update us any time changes are made to your policy. Rent, Payments, & Fees
How can I pay my rent?
Residents have two convenient options for submitting rent payments. Payments may be made online through your RentCafe resident portal, or drop off a payment at the office in the form of a cashier check, check or money order. As a kind reminder, all payments received in the office will incur a $15 processing fee
Are any utilities included in the rent?
No, utilities are not included in the rent
Is there a security deposit?
Yes. Security deposits vary by floor plan and qualification results. One-bedroom apartments require a $150 security deposit, two-bedroom apartments require a $250 security deposit, and three-bedroom apartments require a $350 security deposit. Please note that final deposit amounts are subject to qualification approval.

We are pleased to offer a variety of amenities designed for comfort, convenience, and enjoyment at The Springs of Georgetown: 24-Hour Fitness Center, Game Room, Resident Party Room, WiFi Lounges and Conference Spaces, 24-Hour Paw-Spa, Resort Style Pool Area, Outdoor Recreation area, and a Fire Pit and Outdoor Gathering Space
Is package acceptance available?
Our community offers Fetch Package, a service that allows residents to receive and manage their deliveries conveniently.
Is there an amenity fee?
Yes! For a one-time fee of $147, residents enjoy full access to all of our amazing amenities here at The Springs at Georgetown.

What parking options are available?
We offer on-site parking for residents on a first-come, first-serve basis
Are EV charging stations available?
While we don’t have EV stations yet, we’re always looking for ways to enhance our community amenities!
Is there a fee to park on site?
Good news—at The Springs at Georgetown, parking is included with your apartment!
Pets
Are pets allowed?

What is the maximum number of pets allowed?
Up to two pets are welcome with breed restrictions.
What documentation do I need to bring for my pet?
We ask for photos and current vaccination records at the time of application.
Policies & Procedures
Is the community smoke-free?
Yes, The Springs at Georgetown is proud to be a 100% smoke-free community.
Can I make changes or upgrades to my apartment?
Any changes need to be submitted in writing for manager approval. We’ll explore the possibilities, however, please note the apartment is required to be returned to its original condition at move out.
What am I allowed to have on my patio/balcony?
Approved patio furniture, and seasonal decoration are welcome. We ask that you please remove seasonal decorations at the end of each season. Be advised, barbecue pits are not permitted at any time.
Application Process
What are the application requirements?
Six months of rental and employment history are required. If you’ve been in your current job less than a month, we can accept an offer letter. Income must be three times the rent (gross) with recent pay stubs, and credit and criminal screenings are conducted.
Do you run background and credit checks?
Yes, The Springs at Georgetown conducts background and credit checks for all individuals 18 or older.
When is the deposit due?
The deposit is due upon approval. Lock in your new home today!

How do I submit a maintenance request?
You can submit a request online anytime through the RentCafe portal or stop by the office and we’ll gladly submit a request for you!
What is the emergency maintenance policy
For after-hours emergencies, call the office line at 737-290-0466 and select option 3 to connect with a live representative who will dispatch on-call personnel.
Do you host resident events?
Yes, our team at The Springs at Georgetown host monthly community events. We hope to see you there!
