General Questions
City Limits is centrally located near large employers like GM, Ultium Cells, Maury Regional, Williamson County School District and Maury County School District, Magna, BNA. We offer a Preferred Employer Discount for certain employers as well—get more detailed information on our Preferred Employers Page!
We have installed energy-efficient appliances including refrigerators, dishwashers, and laundry machines in most homes. See our Green Initiatives Page for more information.
Our community has a gated entry, limiting outside access and providing ease of mind for residents and their guests.
Application Process
We usually receive results back within 24 hours, although in some cases, screenings may take up to 72 hours to be fully processed.
We do have options for applicants who may require a co-signer, as well as a program called The Guarantors to assist in gaining approval. Please contact us for more information, including approval requirements for these programs.
We offer short-term leases starting at 6 months! Our full lease term options are 6-15 months. You can view specific pricing based on each lease term and move-in date option on our Online Leasing page.
The minimum gross monthly income required to qualify is 2.5x the monthly rent.
Amenities & Resident Services

We have a conference room open during business hours that residents are welcome to come and use for their remote work!
We have a mail room where packages can be delivered, as well as to the resident’s front door.
The community swimming pool is open 7 days/week from 9am to 10pm. Our clubhouse is open during our normal business hours only; Monday-Friday from 10am-6pm and Saturday from 10am-5pm. The clubhouse is closed on Sundays.
Parking & Transportation
On-site parking throughout the community is free, and is available to residents and guests on a first-come, first-served basis. We also offer carports and garages for additional fees; carport parking is $50/month and garages are $150/month.
Pets
We have 2 on-site dog parks and a pet spa!

Resident Support
Our maintenance team is on call 24/7 for emergencies, and routine maintenance requests are typically handled same day during the week or the next business day over the weekend. Response times can vary.

Efficient communication is a top priority of ours. We notify residents of any upcoming maintenance or community updates via email, and depending on the notification type, we also sometimes post notices to residents' front doors.
Rent, Payments & Fees
The monthly rent includes your base rent only. We bill back water to residents via a third-party, and electric and sewer is billed separately though Columbia Power & Water Systems (CPWS).
Our convenient resident portal, Rent Café, is available to all residents once they move in. Residents can login to view their current charges and make a payment online.
Rent is due on the 1st of each month, and there is a grace period until the 5th. If rent is paid after the 5th of the month, a late fee will be incurred.
Policies & Procedures
In an effort to promote clean air and safety for our residents, employees, and visitors, we are a fully smoke-free community. Smoking and/or vaping of any kind is not allowed anywhere on the property and doing so may result in lease violations.
