Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date.

  • Pet Rent (If Applicable): $45.00/month per pet - Paid to Community
  • Standard Garage (If Applicable): $175.00/month - Paid to Community
  • Garage With Storage (If Applicable): $210.00/month - Paid to Community

Variable Monthly Costs

Utilities may be calculated based on a formula or allocation method.

  • Water (Required): Varies - formula, ratio billing, and usage - Billed by Third Party
  • Sewer (Required): Varies - formula, ratio billing, and usage - Billed by Third Party
  • Trash (Required): Varies - formula, ratio billing, and usage - Billed by Third Party
  • Stormwater (Required): Varies - formula, ratio billing, and usage - Billed by Third Party
  • Common Area Gas (Required): Varies - formula, ratio billing, and usage - Billed by Third Party

One-Time Charges

  • Holding Deposit (Required | Refundable): $300  - Paid to Community
  • Application Fee (Required | Non-Refundable): $26.00/applicant - Paid to Community
  • Clubhouse Rental Deposit (Optional | Refundable): $250.00/reservation - Paid to Community

Situational Fees

  • Payment Processing Fee: FREE when paid through ACH
  • Payment Alternative Processing Fee: Varies - Paid directly to provider
  • Late Fee: 5% monthly rent/occurrence - Paid to Community
  • NSF Fee: $35.00/occurrence - Paid to Community
  • Lease Termination Fee: 1.5 times monthly rent plus repayment of any applicable concessions - Paid to Community
  • Legal Fees: Varies - Paid to Community
  • Additional Deposit: Additional Deposits (if applicable) shall not cause the total Security Deposit to exceed One (1) Month's Rent, less any Holding Deposit already collected - Paid to Community
  • Clubhouse Rental Fee: $50.00/hour after the first four (4) hours of use - Paid to Community
  • Noncompliance Fee: $50.00-$250.00/occurrence - Paid to Community
