General Questions
It's easy to schedule a personalized tour at our community! You can schedule your tour online via our website, or by calling our office and speaking with one of our leasing professionals. We also offer walk-in tours during business hours!
Every person over the age of 18 who wishes to tour the community will need to bring a valid government-issued photo ID. To apply for one of our available apartment homes, you’ll need to complete our application process online, which includes providing proof of income and consenting to a credit and background screening.
A non-refundable application fee of $75 per person over the age of 18 is required. This fee covers the cost to run your application, including the credit and background screening and any income verifications that may be required.
We offer both short-term and long-term leases starting at 3 months and going up to 13 months!
Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. We require you to list the community as an 'Additional Interested Party' on your policy, which may eliminate the need for you to update us any time changes are made to your policy. Rent, Payments, & Fees
We offer a convenient way to pay your rent online via the Bilt app! You can choose to pay via ACH bank transfer, or via credit/debit card.
Currently there are no utilities included in the rental rate. Utilities are billed separately by a third-party company called Conservice. Conservice will provide a statement to you each month where you can view your charges. However, you'll still pay your utility charges along with your rent to the apartment community via the online resident portal. Any utilities that are paid to a third-party provider (like electric or gas) will be paid directly to that provider.
The standard, refundable security deposit is $400 with approved credit, due when your application is approved. An additional deposit may be required, up to one full month’s rent, determined by application screening results. Any additional deposits will be due at move-in.
Our goal is always to keep fees as low as possible for our applicants and residents — currently, we do not charge an amenity fee!

We do offer package acceptance services for our residents via Parcel Pending!
Parking & Transportation
There are no parking fees at Tryon Farms; we offer free on-site parking!
At this time, EV charging stations are not available at Tryon Farms, however, there are several public EV charging stations close by!
Pets
Yes, Tryon Farms is a pet-friendly apartment community! Our community welcomes up to 2 pets per apartment, and we even offer an on-site dog park for you and your pups. Please refer to our Pet Policy for more details.
You will need to provide copies of your most recent vet records showing that your pets are up to date on their vaccinations, as well as a recent photo of your pet(s).
Policies & Procedures
Yes! In an effort to promote clean air and safety for our residents, employees, and visitors, we are a fully smoke-free community.
While we encourage you to make your space feel like home, permanent structural changes or upgrades are not permitted. However, you are more than welcome to personalize your apartment with non-permanent decor that aligns with our community guidelines.
We encourage you to decorate your patio to your liking with outdoor furniture and/or living plants! Furniture that is intended for indoor use as well as trash or bulky furniture items may not be permitted. Please feel free to reach out to us directly for more information!
We have a dedicated emergency maintenance phone line for reporting emergency situations, as outlined in your lease agreement. Our on-call team is available for true emergencies 24 hours a day.
Application Process
All applicants over the age of 18 must complete an application form, pay the application fee, and are required to pass a background and credit screening. The total household income must be at lease 3x the amount of the rent.
Yes, a background and credit screening are required as a part of the application process.
Resident Support
For non-emergency maintenance requests, you can submit a request through the online resident portal, or call or stop by the leasing office during normal business hours. For emergency maintenance requests, we have a dedicated 24-hour on-call team.
We do regularly host resident events! We love getting to know our residents on a more personal level and facilitating a fun and engaging experience for you to get to know your neighbors as well.
