Late Fee: 5% of Rent Balance or $50.00 (whichever is greater)/occurrence - Paid to Community
NSF Fee: Resident Cost $20.00/occurrence - Paid to Community
Vacant Service Fee: Resident Cost $25.00/occurrence, Owner Cost $25.00/occurrence - Paid to Community
Legal/Eviction Fees: Varies - Paid to Community or Billed by Third Party (depending on situation)

Portable Tenant Screening Report (PTSR)

Applicant has the right to provide Karl's Farm Affordable Senior Apartments with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Karl's Farm Affordable Senior Apartments with a PTSR, Karl's Farm Affordable Senior Apartments is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Karl's Farm Affordable Senior Apartments to access or use the PTSR.
