RENTER'S INSURANCE
Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.

Standard Monthly Costs
- Conservice Billing Fee (Required): Resident cost $4.50/month, Owner cost $4.50/month – Paid to Community
- Valet Trash (Required): Resident cost $21.00/month, Owner cost $10.00/month – Paid to Community
- Pest Control (Required): Resident cost $2.00/month
Optional Monthly Costs
- Pet Rent: $35.00/month – Paid to Community
- Storage Rent: $35.00/month – Paid to Community
- Carport Rent: $40.00/month – Paid to Community
- Master Policy Insurance: Resident cost $10.00/month, Owner cost $7.00/month (if personal renter’s insurance policy is not provided or falls out of compliance) – Paid to Community

Utilities may be calculated based on a formula or allocation method.
- Sewer/Stormwater (Required): Varies – formula, ratio billing, and usage – Billed by Third Party

One-Time Charges

Situational Fees
- Payment Processing Fee: FREE when paid through ACH
- Payment Alternative Processing Fee: Varies – Paid directly to provider
- Late Fee: 5% of rent balance or $50.00 (whichever is greater)/occurrence – Paid to Community
- NSF Fee: Resident cost $20.00/occurrence, Owner cost $20.00/occurrence – Paid to Community
- Vacant Service Fee: Resident cost $25.00/occurrence, Owner cost $25.00/occurrence – Paid to Community
- Legal/Eviction Fees: Varies – Paid to Community
- Liquidated Damages: Varies – Paid to Community
- Additional Deposit (If Applicable | Refundable): Up to one month’s rent – Paid to Community
Portable Tenant Screening Report (PTSR)
Applicant has the right to provide Broadmoor Ridge Apartment Homes with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Broadmoor Ridge Apartment Homes with a PTSR, Broadmoor Ridge Apartment Homes is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Broadmoor Ridge Apartment Homes to access or use the PTSR
