Renter's Insurance

Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.

Charges & Fees Disclosure

Standard Monthly Costs

  • Conservice Billing Fee (Required): $4.50/month - Billed by Third Party
  • Valet Trash (Required): Resident cost $20.00/month, Owner cost $10.00/month - Billed by Third Party
  • Parking Fees (does not apply to vehicles that are parked under a paid carport or garage) - Billed by Third Party:
    • First vehicle: $8.00/month
    • Additional vehicles: $10.00/month/vehicle
    • Guest parking: $2.00/night

Optional Monthly Costs

  • Pet Rent: $35.00/month - Paid to Community
  • Carport Rent: $25.00 - $45.00/month (dependent on location) - Paid to Community
  • Garage Rent: $140.00/month - Paid to Community
  • Master Policy Insurance: Resident Cost $10.00/month, Owner Cost $7.00/month (if personal renter's insurance policy is not provided or falls out of compliance) - Paid to Community

Utilities may be calculated based on a formula or allocation method.

  • Sewer/Stormwater (Required): Varies - formula, ratio billing, and usage - Billed by Third Party

  • Conservice New Account Fee (Required): $4.95/apartment - Paid to Community
  • Conservice Final Billing Fee (Required): $1.95/apartment - Paid to Community

Situational Fees

  • Payment Processing Fee: FREE when paid through ACH
  • Payment Alternative Processing Fee: Varies - Paid directly to provider
  • Late Fee: 5% of rent balance or $50.00 (whichever is greater)/occurrence - Paid to Community
  • NSF Fee: $20.00/occurrence - Billed by Third Party
  • Vacant Service Fee: $25.00/occurrence - Billed by Third Party
  • Replacement Devices: Up to $75.00/occurrence - Paid to Community
  • Legal/Eviction Fees: Varies - Paid to Community
  • Liquidated Damages: Varies - Paid to Community
  • Additional Deposit (If Applicable | Refundable) - Up to One Month's Rent - Paid to Community

Portable Tenant Screening Report (PTSR)

Applicant has the right to provide Bella Springs Apartments with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Bella Springs Apartments with a PTSR, Bella Springs Apartments is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Bella Springs Apartments to access or use the PTSR
