Renter's Insurance

Mission Rock Residential requires residents to maintain active insurance coverage with $100,000 liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.

• Pet Rent: $35.00/month - Paid to Community
• Carport: $30.00/month - Paid to Community
• Storage Rent: $25.00 - $55.00/month based on size - Paid to Community
  • Small Storage Unit: $25.00/month
  • Medium Storage Unit: $30.00/month
  • Large Storage Unit: $55.00/month.

Variable Monthly Costs

Utilities may be calculated based on a formula or allocation method.

One-Time Charges

• Holding Deposit (Required | Refundable): $300.00 - $400.00/apartment based on floor plan - Paid to Community
  • 1-Bedroom Holding Deposit: $300.00
  • 2 & 3-Bedroom Holding Deposit: $400.00
• Pet Deposit (If Applicable | Refundable): $300.00/apartment - Paid to Community
• Application Fee (Required Non-Refundable): $21.00/applicant - Paid to Community

Situational Fees

• Payment Processing Fee: FREE when paid through ACH
• Payment Alternative Processing Fee: Varies - Paid directly to provider
• Late Fee: 5% of rent balance or $50.00 (whichever is greater)/occurrence - Paid to Community
• NSF Fee: Resident Cost $20.00/occurrence - Paid to Community
• Vacant Service Fee: Resident Cost $25.00/occurrence, Owner Cost $25/00/occurrence - Paid to Community
• Legal/Eviction Fees: Varies - Paid to Community
• Liquidated Damages: Varies - Paid to Community
• Additional Deposit (If Applicable | Refundable) - Up to Two Month's Rent - Paid to Community
• Key Fob Deposit (If Applicable | Refundable) - $50.00 - Paid to Community

Portable Tenant Screening Report (PTSR)

Applicant has the right to provide Academy Heights with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Academy Heights with a PTSR, Academy Heights is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Academy Heights to access or use the PTSR
